Greetings and happy Fall 2021 to everyone in our dynamic northern San Joaquin valley marketplace.


With all the activity and momentum that carried us through 2020 and to date, actual deal velocity is very strong. The south San Joaquin county submarkets are showing the best numbers in terms of net absorption, with the Tracy submarket seeing 778,000 SF of net absorption over the past 12 months. Manteca/Lathrop also showed good net absorption, although not on the level of Tracy’s. All the new industrial construction underway is having its effect on what would be higher absorption numbers, but those spaces will fill up within a short time frame as well.
